Where Odoo falls short for Indian real estate

When Odoo is a defensible choice

Odoo can be the right call for a specific profile:

  • You already run Odoo as an ERP for accounting, inventory, or HR, and extending into CRM avoids a second system.
  • You have an in-house Odoo developer or a strong long-term partnership with a certified Odoo partner in India.
  • You are comfortable with the self-hosting overhead or have infrastructure already.

For every other profile, the total cost of ownership on Odoo, once you honestly count infrastructure, partner rates, custom modules, and ongoing maintenance, is usually higher than a real estate CRM.

A note on Odoo Apps store real estate modules

The Odoo Apps store lists a handful of real estate modules from third-party developers. Their quality varies widely. Common gaps:

  • India specific pricing rules (PLC, GST, TDS) often missing or lightly modelled.
  • RERA number formats and state-authority disclosures often generic.
  • WhatsApp integration typically absent or via a separate paid app.
  • Update cadence often lags Odoo core version releases.
  • Support depends on the module developer's ongoing engagement.

Test any real estate module thoroughly on Indian scenarios before you commit. A module that works well in Europe may not model CLP-linked demand letters or Section 194-IA TDS correctly.

Migration reality: moving off Odoo

If you are already running Odoo CRM and reconsidering, the data (leads, contacts, opportunities) exports cleanly to CSV. The custom modules do not. Their logic has to be reimplemented in the target system, or the data mapped into the target's native primitives. For an honest comparison, compute:

  • Odoo Community: infrastructure cost per month, plus partner implementation cost, plus custom module development, plus ongoing maintenance retainer, plus first-year change requests.
  • Or Odoo Enterprise: per-user licence in USD, plus everything above except infrastructure (if hosted by Odoo).
  • Compare against a real estate CRM's total first-year cost: licence, implementation, integrations, training, and change requests.
  • Add the opportunity cost of engineering time your business spends managing the ERP instead of selling property.

For most Indian real estate operators, the real estate CRM comes out ahead once the honest math is done.

The upgrade cycle: a hidden cost few plan for

Odoo releases a major version every year. Community and Enterprise both. The catch is that heavy customisations rarely upgrade cleanly. Custom models, view overrides, and Python migrations often need rework at each major version. A common Odoo pattern for real estate businesses:

  • Year 1: implement Odoo, customise for real estate, go live.
  • Year 2: major upgrade needs partner engagement to migrate customisations.
  • Year 3: another major upgrade, another engagement. Meanwhile, RERA or GST rule changes have added more customisations.
  • Year 4: stuck on an older version because the upgrade cost keeps growing.

This is not unique to Odoo; any heavily customised open-source stack has this pattern. But it is worth pricing into the total cost calculation.

Support model: who do you call at 8pm

For a SaaS real estate CRM, support is the vendor's responsibility. For a self-hosted Odoo with partner customisations, support is fragmented: the partner for custom modules, Odoo directly for core Enterprise (if you are on Enterprise), your infrastructure provider for hosting issues, your DBA for PostgreSQL. When something breaks at 8pm on a Saturday during a launch, this fragmentation shows up. Make sure the support model is clearly defined before you commit.

Signals that Odoo is not the right fit

  • Your team spends significant time managing Odoo upgrades and infrastructure instead of selling.
  • Every new project needs a partner engagement to reconfigure the property model.
  • Cost sheets are generated outside Odoo because the custom module cannot handle PLC or GST.
  • WhatsApp is not integrated; reps use the personal WhatsApp Business app.
  • Reports are built in Excel because Odoo reports are too generic.
  • Version upgrades stall for months because custom modules break.

The community edition trap

The Community edition of Odoo is tempting because the licence is free. Two costs are usually understated. First, several features (advanced accounting, multi-company beyond a limit, some marketing features, specific integrations) sit on the Enterprise edition. As your operation grows, the pressure to upgrade to Enterprise grows with it, and the migration is not trivial. Second, the Community ecosystem of modules is broader but less curated; module quality varies more widely. A note on Odoo hosting via Odoo.sh vs self-hosted

Odoo offers a hosted platform called Odoo.sh, which reduces the infrastructure burden. For a real estate business without in-house DevOps, Odoo.sh is safer than self-hosting on a raw VM, but it does not eliminate the customisation cost or the version upgrade pain. It shifts the infrastructure line from your bill to Odoo's bill.
